Is the park wheelchair accessible?
Yes the main building is entirely accessible, however we cannot guarantee accessibility of the gravel paths around the lakeside.
Is the park dog friendly?
Yes completely. Please refer to the Dog Rules displayed in reception on arrival.
How old does my child have to be to go on the water?
We have buoyancy aids to fit all sizes, providing the child is water confident there are no age restrictions.
Is there first aid trained staff on site?
Yes, at all times.
Is the lake suitable for beginners who have never done any water sports before?
Yes absolutely.
Does the caravan price include electricity, water and waste point?
Yes, along with full use of showers and toilets.
When Kayaking can I take my child on the kayak with me?
Yes, we have double kayaks that are perfect for family use.
Do I have to wear a wetsuit when on the lake?
We recommend wearing a wetsuit because of its unique thermal qualities and we offer these for hire on site, however this is optional and waterproofs can be worn. These do have to be provided by the customer as are not available from us.
Suitable footwear must be worn and buoyancy aids are compulsory.
How long is the Lodge Park open each year for residents?
50 weeks per annum. There is a mandatory closed period from 22nd Dec-6th Jan.
When is the Park closed?
The Park closed every Monday from 1st October until 1st March.
In Winter the park is closed for two weeks over the Christmas and New Year period.
Can I visit my lodge when the Lodge Park is closed?
Yes, but you cannot stay overnight.
How much is the Park fee?
2008 fees will be £1850 inclusive of VAT.
When must I pay the park fee?
February 1st each year.
Is the Park fee included in the purchase price?
Yes, for the remainder of the current season.
What other costs apply?
Insurance – according to reinstatement value
Gas – metered to each individual lodge
Electricity - metered to each individual lodge
Water – one meter which is split between lodges
What warranty is there on the lodge?
There is a 12 month warranty from handover date on each new lodge and 3 months warranty on pre-owned lodges.
Do I require a permanent address elsewhere?
Yes, but any post may be redirected to your lodge.
Are dogs allowed on the park?
Yes, but must be kept on a lead and any mess removed.
How many years can I keep my Lodge on the Park?
40 years, able to renew after 25 years for another 40 years.
Do I have to put down a deposit?
Yes when purchasing a lodge.
Does each plot come with its own outside space?
Yes it does.
How many cars can I park by my lodge?
2 per Lodge.
Can I design my own lodge layout?
Yes, lodges can be custom built to suit your specific requirements. Alternatively customers will be able to purchase recommended designs or choose from sited stock Lodges ready for immediate occupation.
What is the size of lodges available?
All lodges are 47ft long.
How much should I budget for my Lodge?
Ultimately this depends on the size and specification you choose. We have onsite a high quality 47ft fully furnished lodge for you to view. Starting price from £95,000 plus any extras.
What security will there be on the lodge park?
Park Management on site all year, We have restricted access in lodge area. Gates are locked from 5pm until 8am within the Lake area. No car access between this time.
Can I have broadband connected to my lodge and Sky TV?
Yes, at your own cost. All Aerials and sky dishes should not be unsightly and should be in keeping with the surrounding area.
